To sell your home, you need to know its current value, you need to market it, and-once you get an acceptable offer-- you need to make sure the "deal" becomes a "sale".

Pricing your property

Pricing a property for sale is both an 'art' and a 'science'. We will provide you a written, comprehensive "CMA" (competitive market analysis), showing exactly what properties like yours have SOLD for in the last six months; and what properties like yours currently FOR SALE are listed for.

The 'art' comes in the fine tuning. We see hundreds of properties each year: over our fifteen years in here, we've probably shown (or visited) most homes in Provincetown. Buyers tell us on a daily basis' what people see as the strengths, and shortcomings of homes: layout, size, finishes, outdoor space, neighborhood. This helps us to put the facts of the CMA into a broader context.

Marketing your property

The Internet is critical: 75% of buyers start their search there! Our listings appear on www.realtor.com, on Harborside Realty's website; and on the Cape & Islands MLS site.

In addition:

  • We'll do 'Virtual Tours" of most listings (videos of your home)
  • We'll hold an Open House to expose the property to all Provincetown
    real estate agents
  • We'll schedule regular Open Houses for the buying public
  • We'll do traditional "print" ads in The Banner, The Cape Cod Voice, The Real Estate Magazine
  • We'll personally accompany every buyer who views the property

Finally, when we list your property, we are a "seller's agent", working for you, with the goal of getting the best price, on the best terms and conditions in the market. we are at ALL showings of your home, and through emailed "show slips" will keep you advised of activity and of buyers reactions to the property.

Managing the sale

Once you accept an Offer for your property, We will be there every step of the way to assist in making a "deal" a "sale": securing necessary documentation for the buyer(eg condominium documents and budget, septic report etc), obtaining the certification of the smoke detectors, carbon monoxide monitors and oil tank, obtaining water meter readings, assisting with communications between the Attorney's, etc.
